Typical lifespan

A conventional tank water heater typically lasts 8–12 years; tankless units, properly maintained, often run 15–20+. Hard use, sediment buildup, and skipped maintenance shorten those numbers. The 6 warning signs

  1. Rusty or discolored hot water. Brown or yellow tint on the hot side only usually means the tank is corroding from the inside. Once a tank rusts through, there's no repair — only replacement.
  2. Rumbling or popping sounds. That's sediment on the tank floor being superheated. It makes the burner work harder, and it's a leading cause of early tank failure.
  3. Moisture or drips around the base. Small leaks at fittings can be repaired. Weeping from the tank body itself means the shell has failed — replace it before it lets go completely.
  4. Hot water runs out faster than it used to. Sediment displaces capacity and insulates the water from the burner. A flush sometimes recovers it; on an older tank it's often the beginning of the end.
  5. Water takes noticeably longer to heat. Failing heating elements or a tired burner assembly — repairable on a younger unit, a replacement signal on an old one.
  6. Repairs are stacking up. If you're calling for a second or third fix on a unit past its 8th birthday, the math usually favors a new unit — often a tankless upgrade.

One thing you can do today

Find the drain valve at the bottom of your tank and check the floor around it once a month. A dry floor and a quiet tank buy you time; the first drip is your cue to call before it becomes a flood. If your tank sits above living space or finished flooring, take that first drip seriously — the water damage almost always costs more than the water heater.
